A consent application has been received by the Town of Essex Committee of Adjustment for the vacant lands on the East side of County Road 13, in the former Township of Colchester South (Ward 3).  The applicant is proposing to establish a maintenance easement over an existing sanitary sewer line which will benefit the lands located at 108 County Road 50 East. The easement will be 7.43 metres x 296.9 metres (24.4 ft x 974.1 ft) in size for a total area of 0.21 ha (0.54 acres).

An application for minor variance has been received by the Town of Essex Committee of Adjustment for the lands located at 730 Clitherow Street, in the former township of Colchester South. The applicant is requesting relief from the Zoning Bylaw 1037, Section 14.1 (vii) which states that a minimum side yard is required to be 1.2 metres (4 feet).  The existing dwelling is setback 1.0 metres (3 ft, 2 inches) from the south (side) property line. The applicant wishes to construct an (12 ft x 19 ft, 8 inches) attached garage to the dwelling.  The attached garage is proposed to match the existing side yard setback of the dwelling.  Therefore, the relief being requested is 0.2 metres ( 10 inches).

A consent application has been received by the Town of Essex Committee of Adjustment for the lands identified as  vacant land on 5th Concession Road, in the former Township of Colchester South (Ward 3).  The applicant is proposing to sever a + 1 acre (0.40 ha) parcel from the existing + 90.06 acre (36.44 ha) agricultural lot. The retained agricultural lot is proposed to have an area of +89.06 acres (36.04 ha).  The applicant is proposing this consent as a lot addition to 6287 6th Concession Road.

  • That application B-14-23 be approved / denied

An application for minor variance has been received by the Town of Essex Committee of Adjustment for the vacant lands located on the 5th Concession Road, in the former township of Colchester South.  As a result of severance to accommodate a lot addition (File No. B-14-23),  the lot area for the severed and retained parcels will be reduced from +90.06 acres (36.44 ha) to + 1 acres (0.40 ha) and + 89.06 acres (36.04 ha), respectively. Therefore, relief is required from Section 13.1 ii) of the Town of Essex Zoning Bylaw, Bylaw 1037, which states: the minimum lot area for lots within Agricultural District 1.1 (A1.1) is 40 hectares (100 acres) or as existing.

A consent application has been received by the Town of Essex Committee of Adjustment for the lands located at 130 Pigeon Beach Road, in the former Township of Colchester South (Ward 3).  The applicant is requesting a maintenance easement over Parts 2, 4, 5, and a portion of Part 6 on Reference Plan 12R-2357 to install and connect to a sanitary sewer line. The maintenance easement will be approximately 270 square metres in total area.
